Dormer Loft Conversions In London
Do you need more space in your home? Or are you a property developer looking to maximise your ROI? Dormer loft conversions offer a practical and contemporary way to maximise the space of a property by building into the existing roof space. Adding both extra space and value onto your home, this popular form of renovation can transform your living space with minimal hassle compared with other extension types.
What Is A Dormer Loft Conversion?
While extensions are a common addition to homes including within loft spaces, what most people don’t release is that there are many different types of loft conversions available. One of the most modern and popular types being a dormer loft conversion. A dormer loft conversion is a structural extension that sits on the roof of your home. There are two main types of dormer loft conversions known as a pitched roof dormer or a flat roof dormer.
Pitched Roof Dormer
A pitched roof dormer can be designed to fit all house styles but is typically used on bungalows or houses that have a hipped roof. As hipped roofs have a sharp slant, this reduces the amount of space available in the loft. Pitched roof conversions work with your existing space to create more headroom. The roof of the conversion is angled which provides additional ceiling height compared with a flat roof. Though, the biggest benefit is the amount of light pitched roof dormers let into the room. This is especially the case in bungalows that may lack any natural light in the roof space. Once completed, roof tiles are added to give an aesthetically pleasing result.
Flat Roof Dormer
A flat roof dormer is the most cost-effective way to add space and usability to your loft space. This style of loft conversion type adds a boxed shaped extension onto the top of your home. As the name suggests, the roof sits flat as opposed to being sloped. The design of a flat roof dormer conversion can be perfectly tailored to fit your desired layout and needs. Most commonly, flat roof dormers feature large windows on the exterior wall to allow natural light to flood the roof space. The exterior walls can also be finished in a range of cladding and rendering styles.
Why London Homeowners Are Converting Their Loft Spaces
Did you know that in some areas of London, as many as 4 in 10 homes have had a loft conversion? As one of the most expensive places to live in the world, property in London comes at a premium. This is before the cost of selling your property is factored in. As a result, Londoners are looking for alternate ways to maximise the space they have in their homes without having to move, most notably through loft extensions.
Unlike traditional extensions on the side of your home, loft extensions don’t take up your precious outdoor space, which in London tends to be on the smaller side anyway. Instead, loft extensions quite literally work with what you have to extend outwards, but from above your home as opposed to at ground level. For Londoners, loft conversions offer a cost-effective way to add space and value to their homes with minimal fuss compared to other extension types or even relocation.
The Benefits Of A Loft Conversion
- You gain more space without having to move house
- Loft conversions can add up to 24.5% more onto the value of your London property
- Building into the loft allows you to utilise your property to its entirety
- Minimal disruption compared to other extension options
- Allows you to modernise your home
- Can include custom features
- The option of adding a balcony
What’s Involved In A Loft Conversion
In any building project, the first step is to arrange for a site meeting with your contractor so they can ascertain the scope of the build. Here you can discuss your requirements in detail, working with your contractor to determine the best outcome for your property, needs and budget. From there, a detailed plan of action will be put in place before the building work commences.
During the building stage, your chosen loft conversion will be installed to your desired specifications in line with health and safety regulations. The process will involve extending into your loft and could also involve other changes to accommodate your new loft space, as discussed in the site meeting. For example, the installation of a Juliette balcony, Velux windows or other custom features.
The length of time from start until completion will depend on the scope of the project. However, an estimated timeframe will be given before work starts. Once the building work is completed, the work will be signed off and you can then use your new loft space as intended.

Dormer Loft Conversion FAQs
When it comes to dormer loft conversions in London, we know you’re bound to have a lot of questions. As well as consulting our brochure, you can find the answers to some of our most popular customer queries below:
What types of housing are dormer loft conversions suitable for?
Most types of housing including detached, semi-detached, terraced and end of terrace are suitable for dormer loft conversions. In some cases, this can include flats too.
What makes a house unsuitable for a dormer loft conversion is mostly low ceiling heights. A distance of 2.2 meters is required between the floor joists to the highest point, to ensure an adequate ceiling height. However, if the distance is shorter than this it’s sometimes possible to come up with an alternate solution.
Will I need planning permission?
While most loft conversions don’t require planning permission, it can sometimes be necessary depending on the scope of the build or if you live in a conversation area. Luckily, here at Atomic Build, we handle all aspects of the project for you including planning approval. Though this may not be the case if your dormer loft conversion is being handled by another company. So be sure to ask plenty of questions with the firm who you choose for the job.
How much do dormer loft conversions cost?
No two projects are the same, so unless we know what we are dealing with we can’t be specific. However, we are more than happy to come and give you a free quote to determine the cost for your dormer loft extension.
Factors that influence the cost include the type of conversion, the scope of the project (i.e, some clients simply extend the room whereas others add bedrooms, ensuites etc) and the spec of the finish.
I live in a conversation area. Can I still have a loft conversion?
London has a total of 27 conservation areas. If you live in a conversation area, the type of work you are allowed to carry out on your home is subject to strict criteria to preserve the character of the building. It is sometimes possible to work around conversation properties with the right approach. We would be happy to look at this in further detail for you.
